Building Inspections

Our approach to a building inspection is much different than most contractors or other professionals providing this type of service. We recommend a three step process. Each step of the process is designed not only to get an accurate assessment of the condition of the property, but also, to minimize the association’s financial out-of-pocket expenses.

First, we distribute a homeowner survey, receive, and compile the results. This allows us to document owner identified damages, or possibly unresolved problems reported to the builder. The survey responses also help us pinpoint deficiencies in the construction and in many cases serves as an indicator of common problems. Second, we perform a preliminary building envelope inspection, to observe the interfacing and condition of the building components, including: roof, foundation, windows and doors, sealant, flashing, siding, and decks. A preliminary report of findings is provided to the Board.

The third step is to provide remediation consultation to the Board. We recommend appropriate Board action depending on the survey results and inspection of the property.
