The Highlands in Kirkland

Construction Defect Remediation Project

The Highlands in Kirkland is a common interest development that houses forty-eight individual units divided among 13 townhouse style buildings. The homeowners were faced with remediation for deficiencies which allowed water to penetrate through the building envelope as a result improperly installed windows, missing flashings, improperly installed or damaged weather resistive barrier, poor site drainage, and substantial mold growth on the underside of the roof sheathing.

David Bach & Associates, LLC was retained to provide professional construction management and owner representative services for this multi-million dollar building envelope defect remediation project. Through effective management the project was completed several months ahead of schedule, not only within the construction budget, but also with a number of material upgrades including: vinyl replaced with Hardi-plank siding, twenty year roofs replaced with 40 year architectural shingles, new brick and trellis features, and upgraded exterior lighting.

Major challenges to this project included mold remediation, total removal of the asphalt composition roofs and sheathing during the rainy season, limited parking, and working on the building envelope while the units remained owner occupied.
