 There are several approaches used by Associations in funding capital expenditures. These include budgeting an annual appropriation to a Replacement Reserve Fund, special assessments, and borrowing. It is not uncommon for an association to under estimate the reserve contribution, or to have failed to plan for replacement of a major component with a 30 to 50 year useful life.
